Madequecham: The Valley and the Open Shore

Between Surfside and Tom Nevers — the south shore at its most spacious and least discovered.

Madequecham takes its name from the valley — the green cut that runs down to the ocean between Surfside and Tom Nevers, where Madequecham Valley Road ends at a wide, lightly-used stretch of south-shore beach. The neighborhood around it is one of the island’s most open: generous lots under big sky, moorland edges, and a settled quiet that its better-known neighbors traded away years ago.

The market here is genuinely active — Wigwam Road and Waquoit Road appear regularly in the feed — and the buyers are usually people who wanted Surfside space at a calmer temperature, or Tom Nevers openness a few minutes closer to everything. With the airport about ten minutes north, this is also the island’s easiest south-shore arrival.

"Madequecham beach on an August Saturday has a dozen households on a mile of sand. That arithmetic is the neighborhood." — Sean Kalman

What Madequecham really means

The valley is the landmark and the access: a genuine break in the shoreline plain, running to a beach that stays uncrowded because it has no facilities and needs none. Around it, the neighborhood spreads across open upland — lots that hold houses, yards, and often the guest structure that south-shore family life expects.

One honest note buyers should hear early: the airport’s approach paths cross this side of the island, and aircraft are part of the summer soundscape in parts of the neighborhood. Some buyers never notice; some care a lot. It’s a visit-the-property-in-season question — and it’s priced in, which is part of why the value here is real.

What you're actually buying in Madequecham

The neighborhood sorts by distance to the sand and the valley.

The near-beach rows

Homes closest to the shore carry the south-coast combination: ocean proximity, erosion awareness on the front line, and sunset-walk evenings. The premium tier, still gentler than Surfside’s equivalent.

The valley and upland lots

The core product: family houses on roomy parcels along Wigwam, Waquoit, and the valley roads — space, quiet, and the beach a bike ride away.

The moorland edges

Toward the Middle Moors side, parcels border protected open land — permanent green margins and a wilder feel, minutes from the runway and the sand alike.

The market here

Madequecham trades as the south shore’s value quadrant — genuinely active, with regular feed presence and buyers arbitraging the gap between its price points and its neighbors’. That gap reflects the airport soundscape and the missing bike-path glamour, not any deficit in the beach or the land — which is why the arbitrage keeps working.

The live listings above show the current slate. Pattern to know: well-priced upland family houses move steadily, near-beach properties draw the premium hunters, and the neighborhood’s trajectory has been quietly upward as Surfside and Tom Nevers price more buyers out.

Buying in Madequecham: what to know

What to weigh before buying here.

The soundscape question

Aircraft approach paths cross parts of the neighborhood. Visit in season, on a busy day, and decide with your own ears — it's the honest differentiator here.

South-shore erosion

Standard front-row diligence applies near the beach; the upland majority is comfortably insulated.

Unpaved access

Several roads run sandy — normal island practice, worth the usual maintenance and winter-access checks.

Value trajectory

The neighborhood's discount against its neighbors has narrowed for years. Buyers here are early, not settling.

Madequecham — the questions I get

How do you pronounce it?

Mad-uh-KWETCH-um, more or less — islanders soften it a dozen ways, and the beach answers to all of them. The name belongs to the valley itself: the green cut running down to the ocean between Surfside and Tom Nevers, which gives the neighborhood its landmark and its beach access.

What’s the beach like?

Wide, wild-edged south-shore sand with surf to match, and famously uncrowded — no facilities, no lot, just the valley path and the households who know it. It stays that way because it needs nothing added; an August Saturday can put a dozen households on a mile of sand.

Is airport noise a real issue?

It’s a real presence in parts of the neighborhood — the airport’s approach paths cross this side of the island, and aircraft are part of the summer soundscape. It’s honestly disclosed and already priced in, which is part of why the value here is real. Visit in season, on a busy day, and decide with your own ears.

What does Madequecham cost?

Below Surfside and Tom Nevers for comparable space — the live listings above show the current spread. The gap reflects the airport soundscape and the missing bike-path glamour, not any deficit in the beach or the land, and it has been narrowing for years as the neighbors price more buyers out.

How are rentals here?

Improving yearly — families priced off the marquee beaches discover the same ocean at gentler rates, and the space suits multigenerational bookings: roomy parcels that often hold the guest structure south-shore family life expects. A growth story inside the island’s rental rules, tracking the neighborhood’s quietly upward trajectory.
