Hummock Pond is the green inland corridor of the southwest — the farm-and-pond country along Hummock Pond Road and the lanes off it, running from the island’s midsection down toward Cisco and the beaches. The pond itself — long, freshwater, kayakable — threads the neighborhood; Bartlett’s Farm fields spread to the west; and the whole area keeps a settled, unshowy, working-landscape feel that much of the island has priced away.

In LINK’s data this is its own active area — currently one of the better-stocked corners of the island’s market — with family homes on generous lots, newer builds among older capes, and Somerset Road as a familiar spine. What Hummock Pond really means

The neighborhood’s appeal is roominess with proximity: genuine yards, garden space, and elbow room, with Cisco Beach, the farm stand, and the brewery all a short ride down the road. The pond adds calm freshwater for paddling and fishing, and the farmland guarantees long views and open sky to the west — a working landscape, tractors and all.

The stock runs wider than most island areas: renovated capes, substantial newer family houses, and occasional land. That range — plus real inventory in most seasons — makes this one of the few south-side markets where a buyer has actual choices to compare rather than a single take-it-or-wait listing.
