All 21 July home sales were single-family; LINK recorded no condo or commercial sales on the island in July 2026.
July was 2026's biggest month, and it got there on fewer trades: 25 sales against 37 in July 2025, $117.1M against $127.5M. Nearly the same money on two-thirds the transactions — fewer, bigger has been the year's shape, and July was its clearest expression yet.
The strength sat at the top. Five homes closed above $5 million, topped by 36 Easton Street on Brant Point — a walk-to-town waterfront property, the kind that reaches the market about once a season. The depth sat in and around Town, where eight of the 21 home sales closed, from $2,985,000 on Milk Street to $5,862,000 on Red Mill Lane.
Pricing discipline showed everywhere. Eleven of the 25 sales closed at or above full asking price, including two homes that ran well past it — 1 Saratoga Lane at 116% of ask and 30 Dukes Road at 115%. The month's 97.63% average for homes was the strongest of 2026.
Land had its own July: four lots for a combined $21.0M, led by 27 Nonantum Avenue in Surfside at full ask. LINK puts land absorption at roughly three months of inventory — the tightest segment on the island.
The counterweight: the island ended July with 178 active listings, the most at any point in 2026, though still 20% below a year earlier, with residential absorption at 11 months. More choice than the island has carried all year, and no slack in what well-priced properties fetch — both true at once.
Every closing is recorded at the Nantucket Registry of Deeds, which is public record. Broker-handled sales are also reported through LINK, which publishes a month-end sales history — the source for the table above. A sale arranged privately, without the MLS, appears only in the registry record, which is one reason the island's off-market layer stays invisible to portals.
